What permit you need to renovate in Marbella and how long it takes

For interior work that does not affect the structure, the façade or the use of the property, a responsible declaration is usually enough in Costa del Sol municipalities, and it allows work to start almost immediately. If the structure is altered, openings are made in load-bearing walls or the façade is changed, a major works permit with a project drawn up by a qualified technician is required, and there you should expect weeks or months of processing.

What is usually required
- The council's form, completed and signed by the owner.
- A detailed quote for the work, which determines the municipal fee.
- A description of the works and, depending on the case, drawings of the existing and proposed layouts.
- Proof of payment of the fee and the construction tax (ICIO).
- For major works, a project drawn up by a qualified technician and site supervision.
What happens if you renovate without a permit
The council can order the work to stop and impose a fine. In addition, unauthorised work can cause problems when selling the property or arranging insurance. For interior renovations the risk is usually low, but a single complaint from a neighbour is enough to trigger an inspection.
And the community of owners
This is a separate permission from the municipal one, and it is also required. The community must authorise anything affecting common elements: the façade, windows facing outwards, communal soil pipes or terrace enclosures. It is requested before starting; doing it halfway through is the fastest way to have the work stopped.
