Your flat let every month, without you having to manage it.

Rent to Rent is a simple model: we rent your property on a stable contract, fit it out at our own expense and operate it as a room-by-room let. You receive a fixed rent every month and forget about tenants, missed payments and repairs. We currently manage four flats in Málaga this way, with fifteen rooms.

How it works

Four steps, one contract.

  1. 01

    We sign a rental contract with you

    Like any tenant, but as a company. You receive a fixed rent every month, with an invoice, whether the property is full or empty. The occupancy risk becomes ours.

  2. 02

    We fit out the property

    With our own building crew: whatever it takes to make it work as a room-by-room let, from paint and furniture to renovating a bathroom or dividing a room. We pay for it.

  3. 03

    We manage the tenants

    Selection, contracts, rent collection, utilities, cleaning of common areas and any incidents. You never deal with tenants or take calls at eleven at night.

  4. 04

    We hand the property back as it was, or better

    When the contract ends, the property returns to you in the agreed condition, usually better than you handed it over, because the improvements stay.

Who it makes sense for

  • You own a flat with three or more bedrooms in Málaga or the Costa del Sol.
  • You live far away or would rather not spend time managing it.
  • You have had missed payments or high turnover and prefer a stable rent.
  • The property needs work you would rather not finance yourself.

Who it does not suit

  • If you are after the highest possible monthly rent: managing rooms yourself yields more, in exchange for far more work and risk.
  • If the flat has one or two bedrooms: the model does not add up.
  • If the community of owners expressly prohibits room-by-room letting.
  • If you want to be able to take the property back at any time: the contract has a term, and both sides respect it.

About returns

We do not publish return percentages or offer investment products. What we offer is a rental contract with a specific rent for your specific property, and that figure comes from looking at the flat, the area and what needs to be invested to fit it out. Anyone promising you a fixed percentage before seeing your property is making it up.
