Renovating to rent: what pays off on the Costa del Sol and what doesn't

In a property intended for letting, what you recover is durability and anything that reduces call-outs, not design. It is worth spending on installations, hard-wearing flooring, good lighting and a functional kitchen and bathroom. What never comes back in the rent is a high-end finish, a designer kitchen or home automation: tenants compare size, location and general condition, not the brand of the taps.
Where the investment does come back

Where it does not come back
- Natural stone worktops: tenants pay the same with a good laminate, and stone stains if not looked after.
- High-end appliances: they get the same use and break the same way, but cost twice as much to replace.
- Home automation: it rarely raises the rent and multiplies the “it isn't working” calls.
- Highly personal layout changes: what you love may narrow the pool of candidates.
- Whirlpool baths and similar: high maintenance and zero effect on the rent.
If the plan is room-by-room letting
The logic changes considerably. What matters is that each room works as an independent space and that the common areas withstand heavy use. It usually pays to create a second bathroom where the layout allows, fit a lock on each room, strengthen the electrical installation because there will be more simultaneous consumption, and choose robust, replaceable furniture.
You should also check beforehand that the community of owners does not expressly prohibit it in its statutes, and what the municipal regulations require — which in Málaga province is not the same in every town hall.
Planning the work around the season
On the coast, having the property empty in July and August costs far more than a month of works in February. If it is a seasonal rental, the work is planned to finish before demand starts, not when it suits the contractor's diary. It is a factor that changes the value of a committed delivery date.
